Won't the impact on traffic and parking from 5 houses be minimal?
No.
Most of those who use Well Hill today are already concerned about traffic and parking.
The road is single-file, narrow, steep and poorly lit.
For much of the hill there is no pavement, including on the corner where it is steepest and narrowest.
Road use is shared by cars, cyclists, riders, pedestrians and cattle in the summer.
It is treacherous in winter and has a history of minor accidents, speeding near misses and congestion caused by HGVs.
The developers' proposals fail to take account of the additional traffic and parking need that will be generated by the Community Orchard. The Minch Orchard Project envisages a Forest School, regular educational visits, social gatherings and community events. Two parking spaces and a cycle rack only are to be provided. We believe it is unlikely that visitors to the Orchard will come on foot or by bicycle, given the difficulty of access.
The developers propose a "visibility splay", realigning the wall and verge for safer access to the site, which will reduce the number of on-street parking spaces available to current residents, many of whom have no off-street parking facility.
The construction effort required for the plan proposed is immense. Excavation to 6 metres deep in places, extensive piling and stone building materials mean a very large number of heavily laden HGV vehicle movements to and from the site. The developers have not provided a Construction Method Statement to explain how this work will be carried out.
We believe that all of these factors will make a difficult situation much, much worse.
