What will be the price of the houses?

We’ve asked property developers to value the houses, based on the application’s floor plans.

The most conservative estimate is that the market value of these houses would be £3m:
  • Two 5 bedroom houses at £950,000 each
  • One 3 bedroom house at £475,000
  • One 3 bedroom house at £375,000
  • One 2 bedroom house at £250,000
The developers say that their vision is to create a family home for themselves.  We expect their estimate is that profits from the sale of the other four houses will pay for their 5 bedroom house, which they will then own outright or with a small mortgage, to sell at a future date.

Minchinhampton does not need more £1 million, 5 bedroom properties.  There are enough on the market to buy today.  Stroud's planners agree.  This proposal simply does not comply with the housing needs policies identified in the emerging Local Plan.
